GET YOUR HOME MARKET READY

Use this as your game plan. Not every item fits every home, so we walk your house with you and tell you what's worth doing and what you can skip.

1. Start With a Plan

Book your free consultation. We walk your home room by room with you and build a plan for pricing, prep, and timing.

Pick your move date. Work backward from when you want to be out so prep never feels rushed.

Make a fix-it list. As you walk through, write down every small repair. Knock them out before photos.

Gather your paperwork. HOA docs, warranties, manuals, recent utility bills, and the dates of any big upgrades like roof, furnace, water heater, or windows.

2. Declutter and Pack Early

Get boxes now. You're moving anyway. Packing early is the easiest win on this list.

Use the garage or a storage unit. Stack boxes neatly and out of the main living areas.

Donate, sell, or toss. If you wouldn't pay to move it, don't show it.

Edit your closets. Pull out about half of what's in there. Packed closets make storage look small.

Put away personal photos and collections. Buyers need to picture their life in the home, not yours.

Clear every counter. Kitchen and bath counters should be close to empty.

3. Room by Room

Kitchen. Clean appliances inside and out, degrease the range hood, and tidy the pantry and the cabinet under the sink. Buyers open everything.

Bathrooms. Scrub grout, refresh caulk, and swap in fresh white towels. Tuck away toiletries and the trash can.

Bedrooms. Make the beds with simple, neutral bedding. Clear nightstands, dressers, and floors.

Living room. Remove a piece or two of furniture and open up walkways. Fewer pieces make rooms feel bigger.

Dining room. Keep the table simple. Remove extra leaves and chairs so the room breathes.

Laundry room. Wipe down the washer and dryer, clean the lint trap, and put the laundry away.

Basement and garage. Sweep, organize, and make sure buyers can see the floors and walls.

Kids' rooms and play areas. Corral toys in bins so each room reads clearly as a bedroom or a bonus space.

4. Repairs and Updates

Lighting. Replace burnt-out bulbs and use the same warm bulbs throughout. Swap any fixtures that look dated.

Plumbing. Fix leaky faucets, running toilets, and slow drains.

Paint. Patch nail holes and touch up scuffs. If a room has a bold color, a fresh neutral coat goes a long way.

Furnace and AC. Replace the air filters and consider a service before listing. Buyers and inspectors will look.

Doors and hardware. Tighten loose handles, fix sticky doors, and quiet squeaky hinges.

Safety. Test smoke and carbon monoxide detectors and replace the batteries.

5. Curb Appeal

Front entry. Power wash the porch, add a new doormat, and clean or paint the front door. Polish the hardware and house numbers.

Front yard. Mow, edge, trim bushes, pull weeds, and add fresh mulch or a few pots of color. In winter, keep the walk and driveway shoveled and clear of ice.

Backyard. Tidy the patio, clean outdoor furniture, and set up a simple seating area. Pick up after pets.

Gutters and windows. Clear the gutters and wash windows inside and out, including screens and tracks.

6. Deep Clean

Top to bottom. Baseboards, vents, ceiling fans, light switches, and cabinet fronts.

Carpets and floors. Have carpets professionally cleaned and floors polished.

Book a pro clean. Schedule a professional cleaning right before photos.

Make it smell fresh. Handle pet, smoke, and cooking odors at the source. Open the windows and skip heavy air fresheners.

7. Pets and Kids

Plan for pets. Put away bowls, beds, litter boxes, and toys before showings, and have a plan for where pets go while buyers are inside.

Make pickup easy. Keep a few bins handy so the family can reset the house in ten minutes.

8. Photo and Video Day

Staging. We'll tell you if staging makes sense for your home and help you set it up.

Shoot day. Every light on, blinds open, cars out of the driveway, toilet lids down, and counters clear.

Final walkthrough. We do one last walkthrough with you before your home goes live.

9. Showings

Your showing routine. Lights on, blinds open, beds made, dishes away, trash out, and the thermostat set to comfortable.

Lock up valuables. Secure jewelry, medications, and important papers.

Extra keys. Have a spare set for the lockbox, plus garage remotes and mailbox keys ready for closing.

Step out. Buyers relax and stay longer when the sellers aren't home.
